For every escrow there is a timeline of events that is spelled out very specifically in the contract between buyers and sellers. The only "float" in the schedule (unless agreed to by both buyer and seller) is that if a contractual deadline falls on a weekend or holiday, then it rolls over to the next business day. Generally days from acceptance of a contract are measured in calendar days, with the exception of the initial deposit from the buyer, which is due in 3 business days from acceptance.
While easy enough to count out manually on a calendar, it's easy to make a mistake and/or forget about holidays (or can be time-consuming if you're trying to consider "what/if" strategies during the formation of the contract). So I created a spreadsheet to map it out very quickly (it's also very easy to then export the data to my calendar). Items in blue - days from acceptance and/or days prior to close of escrow - can be modified. - For most escrows, only the acceptance date and length of escrow need be input as the other dates remain relative to those two anchor dates.
